Good evening Alex,

I am currently back from Australia visiting the UK for a few weeks. Last week I went to inspect my flat at 6 Marley Court. I wanted to let you know how pleased I am with your management of the flat.

The cavity wall insulation has significantly reduced the problems with damp and the video cameras are high profile and an effective deterent, improving security.

Similarly, I don't think replacements of soffits, fascias and guttering would ever have happened if we had stayed with the previous management company. I have found you to be much better at keeping in touch, full of ideas for making improvements to the flats rather than just maintaining them and making much more effective use of the funds. Overall I am very pleased with your work and would recommend others switch to your management company. Living so far away, I have a lot more peace of mind knowing that our block is being looked after, and indeed improved, while I am away.

Costs have remained the same, but we are finally getting some value for money!

Hello Alex

I am very happy to confirm that my mum who lives at  #7 Marley Court is delighted with the improvement in maintenance since you took over.

She is an owner occupier and has lived there since 1981 when the block was only a few years old but sadly over the past 10 to 15 years there have been steadily worsening problems with a succession of maintenance companies collecting fees but doing absolutely nothing and the property was beginning to fall into disrepair and look generally uncared for.

Since you took over there has been an immediate and marked improvement and I know my mum is very happy to at last have someone who actually cares about the property looking after it and taking things forward.

I visit regularly and have also noticed the improvement. The advantage of having a company with a personal interest in the property is obvious.

Since taking over the management of our flats from our previous company, Managed by Alex have made huge improvements to our environment and surroundings.  The communal areas all freshly painted, lighting all bright enough and working properly, new guttering.  The general out door communal area and bin shelters are kept properly clean and tidy.   Allocated parking bays clearly marked out, and every effort has been made by Alex to make a noticeable difference.  Best of all for the residents all this improvement has been achieved without any alteration to the management fees that we were paying previously.

I would wholeheartedly recommend Managed by Alex to anyone who is considering a change of flat management companies.

Managed By Alex is the best management company our block has had. Alex is approachable, friendly , responds immediately to enquiries and really gets things done! Our block has been improved dramatically in a short time since Alex has taken over with major projects at last getting tackled and completed. The whole area around the flats has improved in appearance too, making it without a doubt a more desirable place to live.

Our property at 13 Marley Court, was managed by a previous company where we had been paying quite a substantial amount in management charges to maintain the block and upkeep to the grounds and car park. In terms of management very little appeared to have been done, or any program in place for the upkeep of the block or grounds.

In February 2013, one of the other leaseholders "Alex Loftus" who is a Director of Staymire, decided changes needed to take place to ensure our ageing blocks were cared for, and brought back into good order.

The past year a lot of good work has taken place for the benefit of all the leaseholder in the block, with a continuing program of maintenance which in the long term will reduce the overall costs of having to put
things right, when they go wrong, or simply need replacing.

I am pleased to say that the insulation of the block is now impacting on reduced energy costs, and of course the condensation problems. Next to be replaced is the guttering & facia's which will prevent water ingress and damp from entering the fabric of the building. This will also give an immediate visual effect of a property which is maintained.

My annual charges are still around the same as I was paying back in 2011, however it appears a lot more is being done on the blocks.

I am therefore more than happy to recommend "Managed by Alex",as a management company, and feel assured you will benefit from a more reliable service, which in turn will add greater value to the property you own.

My husband and I are landlords and own a property at Marley Court which you have recently taken over the management of.

We would like to thank you for all you have done in such a short space of time without increasing our service charge.

More has been done to improve Marley Court in the last year than in all the years we have owned a property there. You have replaced and repaired what was already there and astonishingly even had cavity wall beads injected in to the walls to help all residents with the damp issues there free of charge.

We can comfortably say that we would refer you to any property owner and appreciate your very black and white accounting which we do not feel we get elsewhere.

We have been managed by Alex Ltd for nearly one year. Within that year we have had a camera installed on the outside of the building to help deter anti-social. We have had the wall rebuilt on the entrance to Marley Court that was in need of repair for three Years +.

We are in the process of changing all the pipes, facias and sofits.
This year the painting of all the inside hallways is scheduled.
I recommend this management company, who strive to achieve what needs doing without increasing costs to my bills.

Managed by Alex Limited have been managing agents for my property in Hertfordshire for over two years and have been doing an excellent job of maintaining and upgrading the block. Unlike our previous managing agents, Managed by Alex Ltd. actually have the best interests of the tenants at heart. In addition to scheduling regular cleaning and gardening of common areas, they have made noticeable improvements to the property and provided better levels of maintenance and security. They have organised cavity wall insulation and security cameras and lights in addition to painting of common areas. Alex has done an outstanding job of keeping tenants informed of works and scheduled them at convenient times with professional tradespeople.
